Minimum 60 day stay during 87 day period

I have 87 days of availability for my unit this summer, and before I start taking reservations for nightly stays, I'd like to try to get a 2+month rental, so I have some more freedom and no turnovers. 

 

I set up the dates (June 22 - Sept 17), and set a 60-day minimum. What I want is for anyone to be able to book any 60 days during that period. But when I look at my calendar, it's blocking August 31-Sept 17 with a "Minimum stay" flag, and says "Change to 18 nights to make these dates available."

 

Why in the world would this not let someone book say, July 17-Sept. 17?
