My guest stayed for 7 nights. The weekly discount rate is 21% but for some reason my guest was charged the regular nightly rate sans discount. The 21% discount makes the 7 night stay $703 instead of $773, but my guest was charged $773.
My guest also was charged the $100 security deposit but it was not refunded to them. I never made a claim that would result in me keeping the $100 security deposit. In total my guest was charged $883, which is $170 over what they should have been charged. I know that there is a percentage charged to the guest for Airbnb service fees, but this amount greatly exceeds any service fee.
Has this or anything similar to this happened to anyone else?
I imagine the $70 difference between $703 and $773 is the inclusion of Airbnb guest fees.
Security deposits are never charged to the guest ahead of time, so not sure how they are seeing that. Security deposits are ONLY charged to the guest if the host makes a claim.
Either way, you need to talk to Airbnb directly about this.
The guest needs to take this up with Airbnb. They handle the payments so they get to handle payment disputes. Do not offer to refund yourself.
In your transaction history you will be able to see a detailed payout overview for this specific booking by clicking the booking number. my guess would be that the 70 Dollars difference is by incident the same as as your price minus the 21% weekly discount and is indeed the result of Airbnb fee and cleaning.
Like decribed above, a security deposit will not be charged unless you (as a host) claims it within 2 days after your guests have left. Airbnb will simply make a reservation in the guests credit card, but will not have the money transferred before you make a claim.
My understanding is that the Weekly discounts only kick in when guest has booked over a week - so they would get the discount from the 8th night on wards..... but not 100% sure if this is correct.
