Nashville | Short term rental fines

I keep reading about Hotel Taxes and State Taxes. But not finding anything about fines for Short Term Rentals. I'm asking because my landlord is ok with me renting the two apartments below me since I live in the same building but not sure what the consequences are around sub-leasing the rooms. Is my landlords approval enough to start renting or if I get caught doing it will I get stuck with fines?

Hi, the contract with your landlord regarding sub-letting is important. I'd protect yourself by having something in writing with your landlord that says you can both sublet those apartments, and that you will be the one drawing the revenue from them. Always have a written contract. 

I've read from other posts to check with the city's  Revenue Department  regarding what's required in terms of taxes, fees and whether they even allow short term rentals.

I'd wait to see what more experienced hosts say about city requirements.
