Neighbour letting out on Air BNB

There is no freeholder permission in place to do so. This breaches the lease, is a problem for the buildings insurance and causes a problem for other flat owners in the building. What can Air BNB do about this?

The answer is not a lot. Airbnb does not take responsibility for these kind of legalities. The ToS state as much. They can, in theory, shut down a listing if it's breaking local laws, but I doubt they would want to get involved with such thing as leases.
