New to Air BnB

Hi. Just this week I listed our guest room in our house. I have everything ready. How do I get bookings? Obviously I have no reviews at all yet because I am new here. Any suggestions would be greatly appreciated. Thank you 🙂

Welcome to the idea of Airbnb.  Your listing will be given a little boost at the beginning so bookings will start coming your way soon enough.  In the meantime, you can spend some time getting more knowledgable about Airbnb:

5. Then take a mental inventory of your own personality and determine if you actually can handle people in your space, touching and ruining your things without being sorry (because it will happen) and how you will resolve conflict as it arises in your dealings with guests. It's different dealing with "guest-pectations" and people on vacation than it is with renters. 

 

 

Then get ready for fun, exciting and amazing people to enter your life and touch you in ways that would never have been possible had you not chosen to open your heart, head and home to the possibility of new encounters.

Hi Miranda, I am in my third week of hosting, getting stacks of bookings, even though its our quietest month of the year - last month of winter - and here is what I have learned:-

 

1. Use smart pricing, it makes you more competitive and you are more likely to get bookings.  Prices may seem cheap, but 7 nights booking is better than 1 or 2 nights.

2. Use instant booking so people can book straight away.

3. Are you verified?

4. There is a list of helpful stuff from Lizzie and another bloke who's post seems to have been taken down, as he talked about regularly going on to the site to view calendar and bookings as this seemed to improve the Airbnb algorithym- he said its a theory,  but I think there's something in it....

5. When in calendar, click on settings on the right and check that your prices are what they advise- click edit and check as they fluctuate daily.

6 Have a point of difference. Mine is an indigenous theme, with a free indigenous postcard, which hardly anyone takes, but still it's there.

 

Have fun and good luck!  e If you know you are doing your best and the place looks great, don't let bad reviews get you down and don't take it personally, like I did initially....  Some people will never be satisfied, and you need to perceive this as their misfortune as you are doing something really positive and they are obviously on a real downer!

In the rules and expectations, do we put down a fee for any damages, in the form of $500 or whatever the rate is.  I stayed in Palm Springs this summer and their was a $500 fine if anything was broken. If so, how would I get paid the fee if something was broken, distroyed, etc.

Also, where can I go to read other successful Air Bnb agreements with guests?

You have instant booking switched on and a 30day min rental, If I search 1st Nov to 1st Dec you are the only one available.

Hello  We are new to air bnb , we booked a place on Friday for 2 nights all went OK , then on Saturday we tried to book another place ( working through itinerary for our week away to Banbury area) and when we worked through the procedure it asked us for photographic id to be sent? we didn't go through with the booking as it all seemed dodgy to us . can any one let us know if this was genuine and why asked for ? thanks Glenn
