Any and all constructive criticism is appreciated for our new listing. Our listing has been up for less than one week. Would welcome any advice for improvement on our listing. Thank you in advance!
I would put in a late check in time, after a 12.30am I put in 11pm.

If anything I would work on the description area with a bit more colorful language for the area "craftsman home in a neighborhood of similar homes... (Is there a historical signifigance to the area besides other homes are similar. Can I expect cool breezes and local birds on my private deck overlooking the tree tops. "Close to Placerville" "Walk to main street" If i'm not from there is there a reason I want to go to downtown placerville etc. What does the local chamber or visitors center say I want to do around the listing. Any summer or fall events that should be mentioned that it is close to. So if people are coming in for the "festival of placerville or rodeo" Is it close or perfect for those events...
I got all my guests on Instant Book this month. I'm not renting a room but it is convenient from the guest side to select the listing and hit book and pay right on the spot (its just the way we do things these days). You have a rules list and a clear policy on who can stay so if after receiving the reservation they are not in compliance with your House Rules then you can cancel that reservation. Might get some real last minute stuff unless you put a book lead time restriction on it.
Beautiful! The only suggestio would be to utilize the captions under your photos. Give information about what we are seeing.

Here are my thoughts for improvement.
1. Photos: Write captions that bring interest to the photos. The first shot of the bedroom is perfect, but it's followed by a second shot that's a bit washed out and not as good; I would keep the first shot and delete the second. Take a shot from the balcony looking in. I like some of the close-ups. The balcony is sweet, pick your best shots though; try not to be redundant. The closet photo was a bit confusing to me because I couldn't see the clothes rod and couldn't figure out at first what the photo was about. The first outside photo of the house was shot at a good angle and was interesting; the second one not as good and could be deleted. Same with the photos of the town, pick the best and show some close ups too. In the narative you mention many of the local attractions, so you may want to show more variety with photos of those attractions too, instead of so many of the downtown. You mention your dog and family, maybe a shot of the family with the dog, or one of the dog alone. Airbnb has some photo tips and they mention horizontal shots work best, so reconsider some of your verticals.
2. Listing Title: Give some thought to how you name your listing. What diffierentiates your place from other listings in the area? Also, capitalize all words in the title.
3. Spelling: Double check your spelling.... when mentioning the laundry, the word facility does not have an "s" in it. 🙂
4. Bed Description: In addition to your photo and description of the bed, you may want to add the bed icon that gives people a quick look at the type of bed.
