New top AIR B&B - help needed with making bookings smoother

Hi all, 

Very new to Air B&B, and have recently listed our Bed and Breakfast on it. Reason for the ask for help is that our listing is a Bed and Breakfast (it has multiple rooms and needs to be booked as such) 

Is there an option I am not seeing or selecting ? or can a listing only be for one house or room? 

Should i make multiple listings for each room? Please note there is only 3 rooms in our B&B that guests can book, each is private and lockable. 

Im not really sure what the best course of action is, as at the moment its tricky to juggle and do right.

@Rita677 you do need to make a separate listing for each room. If you want to have the option to rent them together you should also have a listing for the 3 together but don't forget to link the calendars.

There’s so much confusion about this topic both from host and guests alike, you’ll regularly see guest cancelling because they did not realise the accommodation was only renting a room, this causes a lot of heartache and expense.

This has more to do with the limitation of Airbnb’s software than anything else which is evidenced by the fact you’re asking the question in the first place.

On a practical note make sure you “emphasise” that your renting a room not your whole apartment/ house in your introduction section, in some cases it won’t make any difference whatsoever, but at least you have the high moral ground.

@Rita677  .. at the moment I could book for 8 people for 195 Euro/night .. is this really what you want?

Otherwise I highly suggest to block your calendar till you have done the setting entirely.

@Rita677 you should snooze your listing until you get all the room listings sorted out.

At the moment you're only set up for people to book all 3 bedrooms. You need to set up separate listings for each room, as well as a separate listing for the Vigneron suite for 2 people as you mention in the listing that if 2 people book then one of the rooms is locked off. And make sure that you link the calendars to avoid double bookings.
