I have not had an enquiry about my space in over a month. I have instant book.  Any way that I can boost my profile?

better , sunny day photos, few nice decorations so it looks more appealing and warm, some flowers, window curtains, table arranged with plates, glasses etc, bigger rug maybe... better, more detailed and personal description and competitive prices (I am not familiar with prices in your area)

I think you should get a professional photographer (or use Airbnb's free photo service) to get some photos done to really sell your place. Bright sunny photos, a well dressed apartment with artwork on the walls, accessories and bright furnishings such as cushions, a table set out nicely for eating, a bottle of wine and glasses on a table outside, for example, can help people imagine themselves staying there.

 

I would also include a better description. Are you easy to reach by public transport? How far from the airport? What about local places to eat out and shop? Local attractions?

 

Information on what's available in your apartment?

 

Have a look at other similar local places for inspiration and to check your prices.

@Marianne70:  I believe your city is frequented by international visitors, although your Basic Description is not clear to me.  I would have to already know the area to understand the attractiveness of your location.  Maybe moving some of your listing info around.  For example, in addition to photos that capture the entire room, rather than just a table or sofa, you might start out with something that describes the space:  "Self-contained clean, modern studio with bright, clean bathroom", etc.  Add just a little more personal touch, such as an example of an outing in your description of the Space.  "Perfect, safe space for walking and exploring ____."  "Free parking."  That would be important to me in a big city, where I'm exploring in a car.  Your past Guests obviously enjoyed your space.  I think just a little more marketing, as the other commenters have said - and you'll be golden.  Good Luck!  Lois & Darryl

Aside from what others have mentioned (I recommend all of that's said); I have noticed that June and July are mostly blocked on your calendar. This also could be why, usually people book (at least in my area) on closer dates. If possible free this dates. Similar listings in your area (according to Airbnb) are priced way below yours. It is recommended that until you reach certain status and amount of reviews you have the lowest price possible.

Go to a friends computer and search for your place.  Airbnb frequently just disappears listings.  It will always come up on your computer, just not others.  If you cant find yourself, tweet the problem to Abnb.

@Marianne70 I have the same problem. My new theory is that IB is to blame. It does not work properly. I turned it on and I can see it is on on the app, on my phone, but when I do a search on a friends computer my listings do not show if the IB filter is on! However, after turnign off IB filter on my friends computer, guess what.. my listings are now showing. 

 

It is messed up.

@Marianne70 instant book.  its a feature on the website allowing guests to reserve your place without checking in with you first. 

 

+-NZD100/night for a studio in auckland on k road seems fine.  i don't know what others are offering.  but was wondering if it might have anything to do with winter rates?  grand windsor is selling rooms for $139.  Empire $59.  Bianco $99 etc

I agree with what the other host are saying, you ABSOLUTELY need professionally taken photographs, what is the photo of the side passage all about? to show you have air conditioning?

 

Half your price and see if you get traction.

The photos show that the unit has its own seperate entrance. Th price is set and is consistent with others in the area. My listing doesn't appear when I search for it in another computer.
