I know how to adjust my settings so that I have a base rate and then extra per person BUT I want to limit the number of extra guests in a room - how do I do that? I had a guest book a room plus 4 extra single people and the biggest room I have has 3 beds so I am going to have to give him two rooms

Set this up to rent each room/space separately and clearly lay out in the rules that extra people outside of the reservation are not allowed. I get that you don't want someone to book a room equiped for 2 and then bring 5 people - so you have to be explicit in your house rules. You might still get requests for it, so turn off instant book and vett each reservation for completeness and correctness. I'm confused by your listing of 3 max people but 7 beds and no extra person fee. https://www.airbnb.com/rooms/15883083 but you have a 9 person/7 bed listing that only has 1 bedroom?
Thanks for the information! I adjusted my numbers to be for that specific room we are renting. We have other rooms and I understand that you have to have a separate listing for each one, is that correct?
Specify in your listing just how many you will accept per room. I assume you have each room as a separate listing which is usual. Clarify with your guests that they understand this when they book.
