Pricing - im new to hosting help for NZ !!

Hi , we are new to hosting and havent had our first guests yet. But yeah we have some bookings.

But on the search page, if you were a guest it comes up as $80, but how minimum is set less than this

and also when you go in to like you were making a booking it comes up with a different price. we dont have anything

set for $80, as in not with any cleaning fees added or anything it doesnt like work out.

Im just worried as if you looked at this you might not view or book it as the price would be higher than others.

We live in Kerikeri, Bay of Islands, NZ, would appreicate and help or assistance please.

Search under Kerikeri, New Zealand ours is Private Room, Peace and Quiet, The Wetlands

Any ideas, let me know what you think or any further sugesstions thank you very much

@Jason159  Hello and welcome to Air BNB.  I looked at your listing and can see how peaceful the setting is.  As to pricing, it appears you have Smart Pricing activated.  Is that correct?  Be sure to read up about SP if you have it turned on.

It appears you are offering a single private room with no access to shared indoor space.  Your pictures are a good representation of that arrangement.  I think however if make it clear in your description that breakfast would only be served on the first day of a stay yet you list it as an amenity.  This is misleading and will cause negative reviews.  Suggest you remove both the designation as a bed and breakfast and the breakfast amenity.  You have in room ability for someone to make coffee or tea and store food items.  If you want to provide breakfast the first day, then it will be a value add and will be a pleasant surprise that will increase positive reviews.  Good luck!
