Property Manager- Taxes and Insurance

We just started managing a few condo's for clients. A couple questions for people who are doing property management....

1. What time of insurance should we carry? Are we covered under the Airbnb insurance if something happened to the unit while we were renting it for our clients?

2. How in the world do I tackle taxes? It's going to look like I have made a bunch of money through airbnb this year but really we are making the money for our client. What percentage do I need to charge them for taxes at the end of the year?
