Property Selling

I reached out to learn how to sell and transfer future reservations to the new owner. I was completely shocked at the answer! I have over a 100 future reservations and am told I have to tell all the guests that I must cancel their res and then they have to rebook with new owner!

My Goodness, if I was a guest Is be upset and shocked that I have to jump threw a those hoops again. Can you imagine the anxiety that would cause people! Surely AirBnB can find an easier way to transfer a property into a new owners name and not involve the guests!!!

With all the brilliant IT Specialist available AirBnB is telling us they can't do something as simple as a few behind the scenes key strokes?

Wow, so more than one not very nice people here, huh? Read her extremely condenscending remarks again and consider who should be apologizing to whom.

@Debbie930 Why is the property still available to book? Surely you are just making the problem worse.

Why would I shut down an investment property that stays booked 365 days a year? I do not know when a Buyer will come along, it could be a week, it could be a month, it could be 6 months. I know my market well enuf to understand that I have a unique property that will take some time to get the right Buyer at the right price. Meanwhile, I am a successful business owner (more than one) and it would not be financially prudent to shut down a business one is trying to sell.

I'm trying very hard to not read what I perceive as negative comments on this thread, rather attempt to believe that each AirBnB owner has their own unique situation and experience. But golly, some ppl really seem to think others are just idiots, (I didn't take that from your comment thankfully), I just feel that ppl aren't getting it that everyone's experience is not the same. I'm not just a one bedroom in my house host. My properties are all free standing in a pre civil war area that are more attraction oriented. So my problem is that I will probably sell to investors that  are looking for a going-concern. Thus, I wouldn't receive the highest dollar amount on a business that is closed for business.

On a side note I wish there was a delete button so I could just delete some on my responses. After a good night's sleep I realize that the condenscending and unhelpful remarks weren't worthy of a response. But, as in my opening comment, the AirBnB website needs some IT help.

Hi @Debbie930

Welcome to the community 😊

I see your valid point. I have been there.

After I sold my property, it is the obligation to cancel multiple future reservations. I was feeling guilty to the guests. It's was a nightmare dealing with the rep and bargain for the cancelation penalties fee.

Nonetheless, I sold the property much higher than I expected. However, it's is pros and cons of the experience.

Solution : You may consider to narrowing down the calendar window for availability, open the calendar window every 30 to 60 days.

Make hard-decision skillfully and thinking about your choices instead of just going with the flow. ✌️

Thank you. I blocked all future reservations this morning. It actually saddened me as I did that because my experience is so fun. I have the best guests ever!

@Debbie930 When you post on a global public forum, be prepared for all manner of responses. Just because a response isn’t what you want to hear, doesn’t make it unhelpful, or wrong.

Agree, however delivery of speech is important.

@Debbie930 why would you shut it down? Maybe to avoid having to cancel many people’s stays? To answer your earlier questions, we didn’t handle it well. My previous property manager canceled the reservations and told guests to rebook with me. They were generally pretty upset. Fortunately most of our reservations at that time were on other platforms. But you don’t even know that your eventual buyer will want to continue the business on Airbnb, right? In your shoes I would limit the availability window to 6 weeks or so and disclose to all potential guests that the property is for sale.

Sound advice, thank you.
