Re: How to review a "not so great"guest

Hi, guys! I have guests that have broken parking and noise level rules. The first day there was a conversation on Next Door regarding noise coming from our house which prompted HOA to send us an email with noise regulations and penalties. We reached out to the guests (12 young people) to please respect the rules. On the second night we tuned into our outdoor camera (they were not outside) to see if there is any outdoor activity so that should we be again addressed by our neighbors we could tell them our guests were fine- we were pretty surprised that after a string of messages we exchanged with them and them promising to keep it down we could hear them 1 floor below, outside, while they claimed they were inside. We tried calling Airbnb to advise us, after 1 hr wait we gave up.

How do we handle a bad review that can stem from this? We have never reviewed bad experience with guests, but we realize that being quiet is not a solution. These people clearly believed they were not loud as the guy who booked asked me what I wanted from them- be quiet? So I said to use indoor voice, and said I needed to go to bed- it was 11 pm and I had been dealing with complaints all day.

If they have broken rules, you can ask them to leave. I would call airBnB, and start a “case”. It’s your home and it seems you are being disrespected. I would also suggest to include Quiet Time hours in your house rules. Mine start at 10pm and so far that has never been a problem. I also have guests prior to booking to agree via messaging that they have read the rules. This helps a lot by putting guests and hosts on the same page.

Last thing, I’ve had two bad reviews back to back, two not so great guests. It happens. The rest of my reviews have been great! And I’m Always booked. You can also leave a reply after the review for public viewing. Guests do read reviews. Unfortunately can’t say they read house rules manuals or description! Lol
