Smart pricing on property with linked calendar for two listings

My listing can be rented in TWO ways with a linked calendar.    :::::::::: 

1) Larger     5 Bdrm, 3 Bath with  Smart Pricing set at  Min $200 - Max $800.               

2) Smaller   3 Bdrm, 2 Bath  with   Smart Pricing set as  Min $135 - Max $500

Checked my calendar for January and  Smart Pricing set these two listings at:::::

Larger   5 Bdrm listed at $200 every day except Saturdays $201-$206

Smaller 3 Bdrm at various prices from $277 to $285 

I've only been hosting for 3 months, but this Pricing seems backwards.   

Is this just an "Auto" price generated by number of people looking for and booking smaller units ?
