Steep increase in service fees (Paris, France)

I'm opening reservations for late September and notice that the provisional service fees are jumping to 14.5% of the price (€67 againts €445). This is a steep, unexplained increase from the ~3.5% fee I had in August and July, and basically all bookings so far. So for instance I see this:

 

89 x 5nights  €445

Cleaning fee  €15

Service fee     €67

Occupancy    €4

Total                €531

 

Whereas the service fee for my last hosting in August were €11.2 on a €297 "nights" fee. 

 

What's going on? I can't find any news on an increase. I see there's a new fee for local taxes, which is fine, but a 15% Airbnb fee is just impossible.

i don't know if the service fees vary from location to location but it's been about that 14% for me since I"ve started hosting back in February.  I just adjust my rate accordingly.

Hi @Pierre171

The service fee is the amount the guest pays to airbnb on top of your room rate, its not the 3 - 5% commission that you pay airbnb out of your room rate.

Thanks Jeff, though I don't think this explains it.

 

My guests in August have paid a total €331 for 3 nights, including €328 for the nights and €12 service fees. For september, my guests would pay €394, including €327 for the nights (unchanged) and €52 service fees: 40 euros more than in August.

 

The price increase supported by the guests is enormous and basically kills my flat on the market - I see there are other threads popping up recently with the same problem.

J'ai un apt dans le Marais que je ne loue pas trés souvant, mais j'ai eté etonné d'entendre la proportion retenue par Airbnb. Avez vous vu des évolutions par rapport à vos remarques ci avant? Comment on sait combien le locataire paie de son coté? Merci pour l'info. 

 

Bonjour Marcio - le site montre maintenant le prix affiché au public dans le "calculateur de prix" du calendrier. La marge de Airbnb est tout simplement très élevée. Finalement pas de changement de demande de mon coté, je veille simplement à adapter le prix à la saison et au contexte.

Viens de voir. Merci beaucoup pour votre réponse. La bonne nouvelle est que j'ai lu (ici) que la déclarartion des revenus a un abattement de 50% sur la valeur touchée, ce qui reste donc assez raisonable à la fin. Bonne locs à vous.
