Trying to get answers about a special offer but the price the guest sees is different than my offer

I keep sending a guest a special offer and we have agreed on the price, but the price that he is getting is $592 higher than what I am offering him. AirBnB is no help on this issue. How do I get an answer? (This is a 2 month rental). I cannot figure out what extra fees are included in the price that he is seeing.

The guest has to pay Airbnb Host Service Fee (for "long term stay" it is 11 to 11,5 % on average, which i also see if simulating a 2 months booking on your listing)

So if your offer is around 5250,- , it could be the Servicecosts being added:  592,-
