Unsure of number of bedrooms to state on my listing.

Hi There,

Sorry - I am well aware this question may make me sound stupid but I want to get it right.  I am unsure if I list my property as having 1 or 2 bedrooms?

I am renting out ONE double room for a maximum of two guests.

My own bedroom will not be for rent but do I include this so guests know they are renting their own dedicated room?

So, in short - do I say my property has 1 or 2 bedrooms?
