Hello,
How will you guys go about tackling this dilemma?
I have a 6 bedroom 6 en-suit property. I live in the house and occupy 1 single room. This means, I have 5 rooms to let out.
What will be the most successful strategy? Listing all 5 rooms under 1 listing which can sleep 10 people
or
creating 5 separate listings?
What will be most profitable? Unfortunately I can't rent the entire house as I need a place to sleep in.
I cannot find any info online on which will be most successful? Most information is on entire place listings or single.

If it is possible, i think that you could create 6 listings. 5 listing for each room+ 1 listing which includs all 5 rooms, if you have a group.
Also i think, you could write that you can host to 10 hosts, but inspite of that during your contact with your guest, you can see more explanation, if you could host 10 guests or less depending on your guests Position, relation, situation.....

I think that's a good idea. However wouldn't this be putting me at risk of possibly earning less?
So if someone booked a single room for 2 days, and there was a group who wanted to book 5 rooms for 1 week, during the same week, they re unae to make the booking! That means I would have lost out on a lot of revenue and potentially a large client.
Isn't it therefore best to simple test the market with first 5 listings for a good 2-3 months then do the same with a single listing for 5 rooms?

create 5 listings x 1 room, for example:
1 room =20$
then create different combinations:
2 rooms for up to 4 people = 40$
3 rooms for up to 6 = 60$
4 rooms for up to 8 = 80$
and 5 rooms for up to 10 = 100$
then you just have to link all those calendars which could be tricky... or even better, turn off instant booking for all combinations and leave it just for single rooms.
Don't forget that people search with set number of guests in their group and look for prices. So if you only have 5x1 room then a group of 3 or more will not see your listing.
If you have 5 rooms combination listed than a group of 3 will disregard it as too expensive.
That's why you should have all the possible combinations listed to max your profit.
If that's too complicated or demand in your area is not high, you can list 2x1 room and 2x2 rooms... or whatever combination is a best seller.
 
					
				
		
 
					
				
		
@Aiden20 I may be wrong, but I would think that a large group of 10 people would look for a listing where they had the entire place to themselves, not one where they were sharing with the host. Also, as a home-share host myself, I could see myself almost feeling like some interloper or 5th wheel if I shared my home with a big group that was using all the other bedrooms. You could try what others suggested, of listing each room separately with them linked and see what sort of bookings roll in. There's nothing set in stone about how you list- you can always change things later once you see how it's working out. Hosts are always tweaking their listings as they get more experienced and se what works and what doesn't.
