When are the slow months in Texas? Do you take any actions to help keep your property occupied?

I've been constantly busy since I started hosting about a year ago. My occupancy rate is around 70%

but I haven't had any bookings from August 10th. It's been more than a month.

I'm a  superhost and have a 5-star average with a very nice property in a prime location at a reasonable rate.

Why so slow now?

Nobody knows the answer to that question, many people are in the same boat, especially in America,

Has the bubble burst?

All you can do is make sure you are listed on other platforms

Play around with you listing details,

I would suggest to do some research, look for yourself as a guest to make sure, there isn't anything odd going on with your calendar or booking. I would call Airbnb and ask for help and have them research on their end too. From 70% occupancy to none, seems very odd.

@Elea0 It’s always good to tweak your listing. Small things that could be adjusted to see if it makes a difference.  

1.  Allow remote work, especially since an amenity is dedicated work space. This would be a biggie for me. 

2. Theatre and movie private showing (free)—would be a nice amenity. 

3. Change quiet time to 9 or 10pm (all adults)  

Just food for thought.

What market research have you done around market conditions in your area? @Elea0 

 

This should be your starting point ... has supply increased? Is demand slowing ? Is the Airbnb summer release affecting you? Is your target guest being affected by cost of living increases? Are you marketing across all available platforms ? 

as an international community we won't know why demand is slowing in your location I'm afraid.

Here in Thailand well Phuket business is booming so whatever airbnb is doing keep it up,

I am other platforms but I dont get anything from them, all comes from airbnb.

Personally I would never use a large scale property management company to manage my STR business @Sudsrung0 

 

They often offer a restrict service outside of office hours which can be problematic if you have problems at the listing and they don't necessarily pay the same level of attention to a property that individual hosts would.

 

What do you see as the key benefits of using this company in terms of increased bookings @Sudsrung0 . Their many customer reviews are not favourable https://www.sitejabber.com/reviews/vacasa.com

I dont use that company as we are in Thailand it was just something I saw and I thought I would just pass it along,

We do everything ourselves, I prefer it that way

Now I see many negative post about them on FB, 

Many people asking the same question about business being down I was just trying to help,

What kind of guests did you have previously?

Besides  other considerations  like summer Release and bad economy,  for Europeans the meanwhile bad exchange rate EUR:USD and super high expenses for rental cars (you need a rental car in TX ) makes a trip to Texas super expensive compared to the previous years.

I loved to go to HOU twice a year for shopping, meeting friends  and relaxing, but this year i decided not to go ...

This is not under your control and will not help you ...
