I have four listings on Airbnb. I've been on the site for over a year. I'm not sure when but I've noticed that Airbnb has started adding about 3 or 4 percent to the nightly rate before adding their service fee. For example.
My nightly rate is 160. If i view my listing it shows the nightly rate to be $165. On the quote it shows $165/night plus a service fee that goes to Airbnb. When I get a booking, it shows my nightly rate ($160) plus their service fee. It has no mention of the extra 3 or 4% that they are charging. This makes it look like they don't want me to notice what they have started doing. I was not aware that Airbnb is upping the rate and taking a fee. Is that what is going on? This is happening on all 4 of my listings.
I'm charging £28 per night no cleaning fee which adds up to £112 for four nights , And Airbnb Have taken 4 pounds I get £108 Don't know if this is any help Joyce

Do not know the answer, I have seen something similar asked in the past but as far as I know never any answer, let us know what you find out.
Hey @Russell12, Where are your listings located? Is it possible Air BNB now collects occupancy tax?
My listings are in Mexico and they are not supposed to be collecting taxes. In addition when they send me the information on a booking, the extra 3 or 4% they charge is not showing. If I did not trust them so much I'd think they didn't want me to know they are charing this extra 3 or 4%. If they are collecting taxes, they would need to document that and figure out who to pay the tax forward. Otherwise it would be illegal. It is not a cleaning fee. Is not shown to be a service fee (as they do show a service fee separately in additon to the 3 to 4%.)
Why not call Airbnb and ask them about this problem, think that would be the best thing.
I would. But Airbnb only seems to exist in the Cyber world. I've never found a contact phone number or email address. Kind of wierd for such a large company.

That is an interesting theory. But since I'm in the USA, my account is in USD, and the people who are paying are paying (and looking) in USD, what would be the foreign currency risk?
You said your listing are in Mexico. Unless Mexico has decided within the last 24 hours they will be using USD as their main currency, I guess their default currency is still the Mexican peso :).
I am not so sure your guests are paying and seeing in USD perse to be honest. I am in Europe and see your nightly rate at Euro 151. I would be paying in Euro as well. It would be my guess that only guests from Mexico will not be charged the additional 3%.
