airbnb offer my place to wrong rate

i just had an inquiry from a guest for dates that was blocked in my calendar. i think it is fine if people can send me messages. i don't mind to give more information. but when the inquiry turns into a request and i am forced to decline whitin 24 offers despite the fact the dates are blocked makes a bit confused. it doesn't make sense at all. and now i am worried because i declined a guest whom i could not host because my place was already occupied will reflect bad on me as a host. when it is airbnb system that is not working properly. can any one explain this to me? 

 

the other thing thats scares me is that my place was offered to the guest for a 50% discount on my already discounted rate?????  i offer 45% discount on a months stay. but airbnb offered the guest 75% wich is elss than my bills cost to keep the place. what if i had accepted. has anyone else experience anything similar. and how do you deal with it? 

 

so far i have not had a single booking or inquiry that has passed smoothly. everytime i learn there is some issue that needs to be addressed. this keeps me from using instant booking. i really don't have the time to sort out all the issues coming with the bookings/inquiries.

@Lars23   Check that you do not have smart booking turned on that could account for the price discrepancy. Also there are many articles on this forum and under 'help' and 'support'  for new Airbnb users, worth reading because there are many pitfalls to be aware of.

@Lars23   In order for a potential guest to send an inquiry and ask you some questions before booking they need to enter dates. If those dates are not available, just answer the person's questions, make sure to tell them that the dates they entered are not available and that they would need to change the dates to available ones for a booking request to go through.

You don't need to accept or decline an inquiry as long as you respond to the inquiry message within the 24 hour response time.

It is also really important to keep your calendar up-to-date, if you are maybe forgetting to do this.

thanks for telling me. but in my case the calendar was updated and the dates the potential guest was inquiring about was blocked, and i still i had to decline the inquiry. thats why i am confused. but i have reported to airbnb. it's just that my experience with them is not good. they never give me answers or help so i thought maybe someone here knew. 

 

i had another strange thing a few months back. a request was sent and i preapproved. then the guest could not continue the booking beacuse they had not finished the verificationprocess. i had a nother booking coming in. but when i declined the first one that was not yet cleared airbnb blocked my dates and i could not get a booking at all. i was trying to get information from airbnb but was ignored.

@Lars23   You didn't seem to understand what I was trying to explain. You don't need to Decline the inquiry just because the dates are not available. With an inquiry, all you need to do is answer- you don't have to select pre-approve or decline. Just message the inquirer back within the 24 hour response time to answer whatever questions they had and let them know that the dates they put in are not available. Many potential airbnb guests just want more information about your place before booking- they may not even have their travel plans nailed down, so they just enter any dates.

 

The second thing you talk about is unclear- you say you "pre-approved" a request. Inquiries are pre-approved or declined. Booking requests are accepted or declined. I believe if you have either a booking request and accept it or an inquiry and pre-approve it, you need to wait until it clears the verification process. If you decline an already pre-approved inquiry or booking request, airbnb will block your calendar to punish you. Whether we like it or not, that is how the platform works, so no, it's not strange.

I am a new host and am getting very frustrated at Airbnb offering my Apartment at a ridiculously low price. I have dates set at $220 / night and below you can see they are offering it at $37 / night - I've had to disallow 2 bookings already - how can they do that and waste everyone's time?
