canceling reservation after check in from a guest

Guests had arrived ( 3 of them) today at 13:00  and has said that they want bigger apartment and want to think till this evening( to try to find new apartment) and then to cancel reservation. What shall I do and do I get money for this day or for couple of days because I have MODERATE cancelation policy. Thank you

@Damjan0 As much as I understand you would get half of the remaining rent. By the way, if they don't cancel by 3 pm they will be charged with the full night rent.

As I said, if they are hosts they might contact Airbnb and try to get a deal somehow but regardless you cannot cancel. And be careful because there is an option that confuses some hosts: the guest can request cancelation on the host behalf, you'd get an email/message from Airbnb asking if you agree to cancel. If you say yes the cancelation will be on you. So just be careful. If they cancel you'd just get an email from Airbnb that the guest canceled. These are 2 completely different things.

You don't decide what can be charged, the system automatically applies the charges that should be done based on your cancelation policy when they made the reservation.

@Damjan0 I would advice you to change your policy from moderate to strict so that you wont face such situation where you dont know what to do. If someone would come at my place and cancel be sure that they wouldnt get any refund from me. Some guests think they can play with us never give them a change to fool you. They knew very well about your place and all details from your description but i am sure they found a cheaper place and decided to change their reservation be careful in the future. Once again have no pity!!!

🙂 i will do that. Thank you

hi, my issue is quite the same but need you guys help for some confirmation.

My guest book 29 nights, but after 12 days staying he decided to check out because his work in my country finished early and decide to go back to his country. The place is fine and no complaint from the guest.

My cancellation is moderate, so i know about the 50% refunded (if i'm not mistaken) but who should made the cancellation from their dashboard?

guest or host?

Hello @Imran13,

If the guest booked for 29 nights it's a long term stay so the long term cancellation policy is automatically applied by Airbnb even though your policy is the moderate one.

Any stay of 28 nights or more is a long term stay.

If the guest cancels he will still be charged for the 29 nights. You must not cancel or you will be penalised. Also, if you receive an email saying that the guest requests you to cancel do not accept it. You must decline the request or you will be seen to have cancelled and you will be penalised. Do not ignore the request either. You must decline it.

I'm a host. What panalties apply if I need to cancel a reservation?

Steve.

Hi Steve,

Really appreciate your prompt reply.

I have read your link, and can i know what kind of penalty the host will be given if they accept guest cancellation?

Hello @Imran13,

If the guest cancels you will receive a message saying that the guest has cancelled.

You will not get any penalties.

If you receive a message saying that the guest requests that you cancel you must choose "Decline" or you will be penalised and you will not get paid. The penalties are listed at the second link in my previous message.

Steve.

So, when the guest canceled during stay, he will not get any refund because this is consider long stay.

And i should not cancel but to decline their request..

Alright i understand it.

Thank you very much for your help Steve! Have a great day

Hi good evening my guest arrived a day late  and then decided it was not what she wanted  because of  one insect and  a dusty bath room as the window had been left open over night  ,she collected the keys but then canceled  the next day . Airbnb has paid me as it is a long term booking what must do about the money already transfered in my account . thanks Mara
