Guests had arrived ( 3 of them) today at 13:00 and has said that they want bigger apartment and want to think till this evening( to try to find new apartment) and then to cancel reservation. What shall I do and do I get money for this day or for couple of days because I have MODERATE cancelation policy. Thank you

@Damjan0 As much as I understand you would get half of the remaining rent. By the way, if they don't cancel by 3 pm they will be charged with the full night rent.
As I said, if they are hosts they might contact Airbnb and try to get a deal somehow but regardless you cannot cancel. And be careful because there is an option that confuses some hosts: the guest can request cancelation on the host behalf, you'd get an email/message from Airbnb asking if you agree to cancel. If you say yes the cancelation will be on you. So just be careful. If they cancel you'd just get an email from Airbnb that the guest canceled. These are 2 completely different things.
You don't decide what can be charged, the system automatically applies the charges that should be done based on your cancelation policy when they made the reservation.
@Damjan0 Charge them the full amount of the reservation do not refund because it is not your problem if they want to cancel. Have no pity. Good luck!!!

Dear Monika, Im going through the Google and Airbnb about cancellation. You have mentioned the if the guest doesnt cancel by 3pm they are charged with the full night rent.
In my case the guest didnt communicate, didnt canceled the accommodation and days after the end of the reservation asked for money back due his wife medical problems. In the doctor statement was proved that he knew min. 5-6 days before arrival that he would not come. He didnt followed yours conditions that if guest knows he would not come he should inform the host as soon as possible.
Finally we are fully charged and my wife was there staying a whole day and night like idiot.
Hello. I'm sorry but they are ,I suppose, in problems due to his wife medical condition, maybe they forgot to call you. I think you are not obliged to give them refund but maybe its better on ethical side. Regards

Guest book and check in on the same day, stay overnight and cancel 5 am next day. Airbnb reimbourse full amount. I only knew it by 9am. guest already enjoy my apt and left.
@Damjan0 I'm not sure how long the booking was for or wich one of your listing but I think for a short stay both places are suitable to 3 people. I'd be careful with these guests, I'm guessing they are not a small family, right? They might be looking for hosting a party or more guests (without your knowledge) and they need a bigger place?
It's for 26 nights for bigger apartment, Gospodar Jovan, for 4 people. No, they are couple and a friend. They also have apartment and hosting it here on airbnb, so it's a litlle strange to cancel it after check in. Can they cancel few minutes before midnight and then get full refund? I saw here couple of similar situations.

@Damjan0 I believe since they already checked in this is the policy that applies:
If the guest arrives and decides to leave early, 50% of the accommodation fees for the nights not spent 24 hours after the cancellation occurs are refunded.
Since they are hosts they probably know how to contact Airbnb and cancel that way but still you should be getting the 1 night, it'd be hard for them to explain why they cannot fit into your place.
Whatever you do, do not cancel, they had the chance to see your pictures, if they thought it is too small they could have asked questions. They might have just change their mind for whatever reason and complain about the size since they cannot complain about anything else yet. It is a long rental, they should have been a lot more careful booking if they had reservations about your place.
Whatever happens stand your ground by your cancellation policy. Don't give in or feel bad. There are people out there that will take advantage of your kindness. I had the same situation last week when a bunch of jackos showed up hoping that we weren't home to check them in. After seeing that we were there to keep an eye out on things they quickly decided that the house wasn't what they wanted and asked for partial refund. They stayed one night but left with a big mess and used up all the towels in the house. These are the same guys who wrote us a message saying that they were 'responsible family men'.
Taking advantage of one's kindness! Ghisshh so true! The guests conveniently act and playup and will snoop around the host forever, once the refund is processed and they have their way they simply change like chameleons. No reviews, rude a smirk and just walk away. What helps is to make a resolution, call Airbnb to open the dates and give them a part or no refund at all! Annoying ungrateful guests!
