getting paid up front for seasonal rentals

getting paid up front for seasonal rentals

I'm using airbnb for the first time to rent our summer house in Montauk, NY (Hamptons). Local custom for summer rentals out here is for tenants to make substantial deposit upon lease signing and payment in full well in advance of occupancy. Is there a way to accomplish this using airbnb or am i limited to their payment terms/conditions

Hi there, I have your exact question and am also brand new. I haven't listed my second home (ake-front condo in Collingwood/Blue Mountain area) as it also rents seasonally several months in advance. We require a 50% deposit at time of booking - remainder due 60 - 90 days in advance, non-refunable. This is the customary way of booking private vacation homes in our area too. Also for monthly rentals.  For this reason, I haven't listed but would love to if there is a way of doing this - maybe a separate agreement?

Looking forward to learning about this. Thanks for asking the question.

@Joseph27 and @Jan40 you're limited to AirBnB's payment-up-front terms/conditions, unless the rental falls into the long-term category. In that case, you would be paid for the first month, and AirBnB would send payment for each consecutive month.

I don't know specifically what period of time is considered 'long-term', but here's a thread you might find of interest.

@Joseph27@Jan40 Airbnb's service is mainly for short term rentals.  Keep in mind that Airbnb doesn't do background or credit checks that otherwise would be part of a long term stay vetting process.  I would recommend consulting with a rental property manager to find out what steps you need to take for long term rents.  Also, you should read Airbnb's help article on the subject:

If it were me, I would go with a vacation rental company that specializes in this kind of rental since you will not only need the upfront deposit but a rental contract as well.
