hi can i ask a guest to leave if they are not following the rules

a very young couple have arrived ie teenagers (this was not evident in profile.)

They are not following my house rules and i feel uncomfortable them being there 

My space is not designed for this ie noise levels . awake all night (you get the picture)

Starting to feel like their mum 

I do not waant another night of this so am wondering if I can ask them to leave and find

alternative accomodation and give a refund for the night they dont stay

I think you need to contact AirBNB. I find starting with a tweet to @AirbnbHelp is the way to get started. Someone should then step in to help you.

You need to speak with airbnb first as the guests have paid for the accommodation and you have to explain why you want them to leave.  Airbnb may be able to find them somewhere else to stay and they can contact the guests directly to hopefully resolve the situation.  I don't know what will happen if you just throw them out.

If they are teenagers, are they under 18?  If so Airbnb might be breaking some UK laws on child protection and that they are not old enough to enter into legally binding contracts. Also it puts you in a vunerable position with the law, and in your position I would not be accepting them for a second night.  If Airbnb object to sending them home, you could involve the Child Protection officers in the police and social services departments.  

However if they are over 18, then you read the the riot act on not adhereing to your rules and regulations and tell them you wont be allowing them another night with you.  Also  go to the booking page now and request a change in the booking dates with today as the check out date.  This will help get things rolling, and says you mean business.

If you have spoken to them and their behaviour continues to be unacceptable then call BNB - their contact numbers are plastered all over this forum (just do a search) and tell them they have broken your house rules. BNB should cancel the booking and ask them to leave. If they are under 18 - BNB shouldn't have let them book.

AIRBNB needs to add to their rules that immediate eviction without ANY compensation to guests may be implemented. Who cares if guests don’t like that rule. No one would want them anyways.
