price is more than I have listed

price is more than I have listed

Does anyone know why when I preview/search my listing, the price is $20 more than I actually have it listed at?

thanks,

Kristine

If you have Smart Pricing enabled (under Pricing) Airbnb will decide for you "what the market will bear" in your area for the space you are renting and move your price up or down to meet "what the market will bear." If your listing is $20 more than what you listed it for and Smart Pricing is enabled, then Airbnb must think you can get more than what you listed it for. Hurray! If you want to drop the price back down, disable Smart Pricing.

thanks!

It seems to me that you disabled smart pricing. Also, hen just scrolling through your calendar and look at the prices for each day, it should actually mention the same prices as you have listed it for. As soon as you try ta make a reservation, the additional prices like cleaning fee and Airbnb fee will show up. So I am not sure it's either one of the earlier mentioned options.

What does it say in your Pricing Settings at Base Price?

Hello @Kristine17,

As a result of the suggestions here, I just wondered if you managed to get to the bottom of this?

It would be great to hear an update. 🙂

It was because I had a $20 per stay cleaning fee, so as the stay is extended this amount gets absorbe each night, and thus the price lowers each night
