Hi- I am completely new to hosting. I haven't even had my first guest yet and have hit a snag. Wondering if someone can please assist?

Here is my issue- I didn't realise my calendar was set up to allow people to book a year in advance. I live in a city where an international car race is held annually. I had someone book my accommodation for October 2022. The problem is it was just at a basic price. I didn't get a chance to increase the price before they booked. I have been in touch with the guests, we have agreed on a higher price. I cannot change the price on the calendar as they have already booked it. When I go to send her a different / edited price it doesn't calculate at the agreed amended price. I have considered the 13% Airbnb charge her and the 3% I am charged. How do I do this?

You can go into the booking and send them a special offer.

I would suggest you turn off IB for at least the first month to familiarise yourself with how. airbnb works and learn how to vet your guests to ensure They are a good fit
