I am renting my 2 bedroom basement suite in Surrey BC for the first time, so want to know a lot of things before I get into this.

 

- how do I know I am safe with who I am renting? 

- do I ask for criminal record check?

- can I let go of a person or family if I am unsafe around them or find things fishy?

- how do I determine someone doesn't come here with any weapon?

- do they sign a BC residential tenancy contract?

- what about damage deposit?

1- You don't, although 99% of guests are nice guests.

2- No, most guests wouldn't book if you asked this.

3- Yes, but the guest will be refunded and you'll get a negative review from the guest.

4- You can't

5- Short term lets of less than 28 days are not usually residential. For long term lets you can ask the guest to sign one.

6- You can add a damage deposit to your listing but airbnb do not collect it unless a problem arises.
