I'd suggest setting your pricing for additional Guests and in your description make a clear note that Children under 12yo are allowed for free. Then you can make a special offer to the enquiry and amend pricing accordingly.
Personally I'd suggest not making children free. You're only charging $15 (very reasonable) for additional Guests, trust me when I say if you're having families with young kids coming their stay will (in general) have be messier than just adults etc.
