The basement suite that I list has no washer & dryer, however I live in the upstairs suite, and do offer to allow guests to come up to do a load of laundry, if they're staying for a week or more. I don't list the suite as having a washer/dryer, as I don't want to allow access to my personal space when I'm not home. It would be nice to have an "available upon request" checkbox next to all amenities for such cases. I also have a BBQ that I don't mind lending to guests, but I don't want to keep it outside the suite, as it's a ground level entry that's open to the back alley. It would be nice to be able to advertise these features without guests expecting unrestricted access to them.
