Instant Booking requirements and host flexibility.

1) Turn off IB for some period (when the host away so the hosts can be more selective when they are not home/or on vacation)
2) Guests have min 80-90% positive reviews and at least 5 five stars review for the first timer to get previlege of IB (hosts need to maintain positive reviews, while guests only need 1 min positive reviews for their account to book IB - which this is very easy as most hosts will leave positive reviews, and with just one review they can use IB forever). The guests rating need to be maintained and have certain period (past 365 days). Why Airbnb always go easy on guests?
3) last not IB related - Remove the value rating - the guests always have options to pick cheaper place or suit to their budget.
