90 day limit email received Friday morning

Hi, we are London hosts and today we received an email from AirBnB stating that:

 

'our system indicates that you have an entire home listing in Greater London that has been booked for 90 nights of the 2017 calendar year. On March 1st 2017, your calendar for the listing will automatically be blocked for the remainder of the year and you will not be able to accept further bookings for the rest of the year.'

 

I understand the 90 day limit and that it only applies to whole house listings. We rent out 3 rooms in our house where we live so I was surprised and confused to have received this email as I don't beieve that the 90 day rule will apply to our individual room listings.

 

We have 4 separate listings, one per room and one for two of the rooms at once. None are listed as 'entire house' they are all listed as 'private rooms'.

 

Having spoken to the AirBnB help centre on the phone they said that this email had gone out to ALL london hosts, irrespective of whether they list the whole house or individual private rooms.

 

I was told by the chap on the phone to ignore it as it doesn't apply to my listings but the email is worded in such a way that makes it hard to ignore!

 

Has anyone else in a similar situation had this email?

I too received this email today and it threw me into a tail spin! I've two listings - my whole home (currently only booked out for 16 days this year while we are on hols) and a single en-suite room, which helps me pay the mortgage and is thankfully almost always fully booked.

 

The email definitly made me think that I'd be blocked from taking any more bookings on that loft room, so fingers crossed this is just a badly worded email and not actually going to be actioned!

 

I'll hold off putting a call through for now! Thanks

I too got this email this morning and for the life of me can't find the telephone number to contact them on. I have currently only let out 50 days this year.  Could you provide me with their telephone number please. Many thanks Clair

Hi Clair, I got through on 0870 183 0620. They weren't much help TBH, he didn't really understand fully the consequences of such an email.

I too had that email this morning, and I have not reached 90 days either, I think i have less than 50 days booked for this year so far.

Is it true that the 90 day limit only applies to entire home listings and not private room listings?  My space is an annex at the back of the house where I live so I had it listed as an entire home, but have now changed it to a private room as i live onsite, I'm hoping that will make a difference.

the best way to contact Airbnb is via twitter - search Airbnbhelp.

I have text them and they got back to me saying this email was received by several users by mistake and to ignore it

Hi I also received this email. It said that I had hit my limit of 90 days for the calendar year of 2017 but I am nowhere near that. Am I to understand that I should just ignore it ?

I got another email to say it was sent by mistake to a lot of hosts, so I would ignore it !

Just to confirm, some hosts received an email in error the other week, about the new automated nights limit Airbnb has implemented in Greater London. If you were affected by the error you would have received a follow-up email letting you know.
