Additional Guests

We are new to Airbnb and we are trying to figure out how to advertise our place with the capacity to hold 20 people but with a set price for only 8 guests.  If the reservation has 9-20 guests, we would like to have an additional charge per day for each extra person.

@Lisa5169you can charge extra per guests over a certain number in your listing settings. However I would caution you to think very carefully before you offer that option. Allowing 20 people to stay at your house is inviting a party or other destructive gathering. You can spin through the forums and read many sad, horrific and awful stories of hosts who have had to deal with the aftermath of such gatherings. Personally we limit our space to the bare minimum number. We can certainly sleep more but took off our option of sofa beds and air mattresses because we learned that many guests misrepresent the number they are bringing. If they think there is space for 6 they will show up with 8. We don't want the wear and tear despite the extra income even if guests are honest. It is just not cost effective for us to clean up after so many people.

@Lisa5169 You can charge extra per guest! Go to your listing, click on booking settings, under the heading pricing you’ll see a tab for extra charges, here you can enter an a dollar amount per person/per night under extra guests.

It will also allow you to enter the number of guests included in your base price under the same tab.
