Airbnb high guest fees for cancellation

Hi all,

For the first time I have a guest wanting to cancel a reservation, as she has seen that I have a a pull out coach just after the reservation confirmation. I have a flexible cancellation police and her reservation is in about 2 weeks.

She has asked me to cancel because she was informed that she would be charged for 55 dollars for Airbnb fees over a 178 dollars original reservation, almost 30% (much more than the 12% I understand she should be paying). On the description of non-refundable fees there were the following descriptions: Reservation Price, Coupon Savings and Airbnb Service Fee.

Does anybody knows what are reservation price and coupon savings?

Is there any way I could help her out, as I really think it was an honest mistake?

Thanks,

Juliana

First of all. DO NOT CANCEL for the guest. You will be heavily penalized. Losing the ability to have super host status, you will be charged fees and the days will be blocked permanently on your calendar. So no matter what if the guest needs to cancel they should be the ones to do it.

I'm guessing that the "coupon savings" means that if a guest books using a coupon code worth $100 and then canceled they would not get $100 back in their bank account.

What were the fees and taxes when the guest booked the apartment? They can see that break down by going into their reservation. My guess is that airbnb fees and taxes are what is equalling $55.

You can always call Airbnb to ask them to break down the cost for you. But I would tell the guest to cancel RIGHT AWAY. It's not fair to you to hold onto the dates when they are not going to stay. You need to open your calendar back up again.
