Hi@Helen

I tried to translate it, but content too much to be accepted.

Do you have any idea what it’s about?

As being in the EU there may be items in it, that affect other EU hosts.

thanks

Hi @Helen427,

The report/study via the first link is not written by Airbnb, but by another institute (they claim it has been paid for by Airbnb though, which I have a bit my doubts on).

The outcome of the study however is pretty much Pro Airbnb.

Like in many other cities around the globe, so also Amsterdam. The increase of tourists in STR accommodations is under a lot of debate (already since 2011 or so).

And since Airbnb is the largest of all rental sites, most opposition is against them too.

The report is about the usual stuff:

  • Good for the local economy
  • Impact on driving up house prices
  • Possible disturbance by tourists in residential areas.

And knowing that the Green party is now in control of city hall, most of you will know what that will mean to Airbnb businesses (Proposal for next year: Max 30 Nights per year and only in certain parts of town and under certain circumstances).

When you feed the document, page by page, into Google Translate.

You should be able to get your translation.

Conclusions of the Study (automatic translation):

  • Tourism is growing rapidly in Amsterdam. This brings a positive economic impact, but increasingly also causes crowds.
  • Based on market share, Airbnb's contribution to this image is modest. Expressed in number of stay guests and the number of nights it is Airbnb's market share was 7.9% and 11.9% respectively.
  • The share of Airbnb in all spending by residents in Amsterdam is on the other hand 21.5% considerably higher as guests stay longer and more to spend. In addition, almost 90% of what a guest pays for the accommodation to the host of that property. This is more than what is local lags behind hotels and cruise ships.
  • The Airbnb offer has a wide spread over the city. The range of hotels concentrates in the inner city of Amsterdam.
  • Measures aimed at curbing the Airbnb related tourism have to that reason also had a limited effect on the total traffic in Amsterdam. However, because Airbnb guests spend more on average, the effect on spending relatively larger.
  • Moving the cruise terminal can potentially create more crowds in the cruise terminal city. In addition, cruise ships moor in the morning and in the course of the afternoon leave, so the crowds are concentrated on the day.
  • In the hotel sector a 'no, unless' hotel policy applies, but by the available planning capacity will be the hotel stock and therefore the number hotel stays still increase considerably.

Oh and although I'm a Dutch citizen, our STR property is actually located in Portugal 🙂

Hi@Cor

thank you very much for your explaination, as Edinburgh in Scotland us debating whether to introduce a tourist tax as well as limiting STR.

What Edinbugh council does,  may be adopted elsewhere in Scotland if it works well.

Hi @Victoria567,

Indeed, it’s the same everywhere, local governments:

  1. Very concerned about the social impact of STR
  2. Very interested in the financial side of it

Quite a lot of small municipalities in the Netherlands have stated, they want to take a share of the tourists from Amsterdam. But not all of them of course, only the good ones 🙂

So 0% on item no. 1 and 100% on item no. 2

Well, who doesn’t 🙂

As they are not interested in opening Coffee-shops, Bars and Brothels 🙂

But the same applies to Portugal.

All sorts of well-meant ideas from the governments:

  1. Can you please issue your house manual in 4 languages? Of which Portuguese is mandatory of course (for your information, we are absolutely not aiming at renting our property out to Portuguese citizens).
  2. Can you get Airbnb to deliver you a signed copy of your rental income? To avoid double taxation?

Hi@Cor

I think I’d rather be taxed under the Portuguese fiscal arrangements as  hosting my fabulous Dutch guests this year, I learned quite a bit about your 50+% rate of income tax.....but then I did love the public health policy of an ambulance at your front door guaranteed in 5 minutes🤗

Hi @Victoria567,

Well since we live in the Netherlands, we also pay tax in the Netherlands + tax on our property and rental income in Portugal.

The 52% Dutch tax-rate is only applicable to any income above roughly GBP 59.156 (It's a progressive system. The more you earn, the more you pay).

Which is a bit over the top, because who on earth should be more entitled to your income, than yourself.

Politics in the Netherlands tend to swing from the left to the right and back again.

So there is indeed quite a bit of socialist legislation around.

With regards to that guarantee for an ambulance, it maybe works for cities.

But since we live in the countryside, its more something like 15 minutes.

Once and a while, it is a reason for some debate. But nothing really changes.

At the moment the right conservative parties are in power – at national level.

So, the left is making a lot of noise.

You should consider yourselves very lucky with only a couple of parties in parliament.

We have no less than 13! On election day, one could vote for 1 out of as many as 20+ parties!

The form had a ridiculous size larger than an A0 form (causing the ballot boxes to jam 🙂 ).

Can you imagine: Just a tiny post-stamp on the map and 17 million different and very stubborn opinions.

Hi@Cor

I had some fabulous very humourous conversations with my Dutch guests this season....particularly as they were from Maastricht......what a laugh we had poking fun at all our politicians too.

Anyway enough now, before all the trolls come out.

Hi @Astro2,

I think you should ask a specialist in your area.

As the rules may vary from area to area.

Ps.

There is also a Dutch version of the Community!

You can find it here: https://community.withairbnb.com/t5/Community-Center-NL/ct-p/Community-Center-Dutch

Success!

Hi all - we have a house in Hilversum (small city south of Amsterdam) - does anyone know if the new Amsterdam regulations (limiting airbnb  hosting to 30 days) is in other municipalities/cities?  or where I can find more info out?  Thank you!!

Hi @Sarah2080,

Maybe you should enquire at Hilversum Community Hall.

The 30-day limitation is only for the Community of Amsterdam, as far as I know.

And from what I can find on the internet, there do not seem to be such limitations in Hilversum.
