All in Green but no Superhost status ??

Hi everyone !

I had Superhost Status and at the End of Assesment period I was informed that I lost it...

I am bit confused because I had all aspects in green (commitment 100 %, response rate 100 %, 80 % 5 stars etc...)

What could be the reason please ?

Thanks !

Hi Zarko,

Did at least half your guests leave you a review? Did you ever cancel a reservation?

Cheers,

@Sharon137 if he had canceled a reservation, he shouldn't see all the aspects in green, more specifically he shouldn't see the aspect of "commitment" in green.  But what you said about the half reviews is an issue.

@Žarko0 have in mind that the assessment period ended on the 1st of October, not on the 14th. So, had you checked that day if the aspects were in green? I mean, it is possible that you had 5star reviews under 80% on the 1st of October and during the following days you had some very good ratings so your percentage got higher and now you see it over 80%.

If it is not something of those, just contact Airbnb to ask. Also, sometimes I have seen that the budget delays to appear on some profiles.

@Žarko0 @Christopher98

You read 80% or more 5 stars ratings below the Average Overall Rating ? But il order to check something, what is your % in the Overall experience section ? And if possible, the number of 5 stars, number of 4 stars, 3 stars 2, 1 in this section ? (Overall experience only, not cleanliness, etc.)

Olivier

Hi Yes average overall Rating is 81%  now its 83%.  Overall experiance is much lower, I have 20 - 5 star, 10 -4 star and 2  -3 star   and the last 7 ratings were all 5 star.   The lower ratings are from along time ago before I really really really started cleaning which is hard with dogs 🙂 but has kicked me up in the overall experiance.  In the other ratings I get 91%

If you read the text of my reviews they are all exceptional.

I thought that super host status was based on average overall rating?   If it is on over all experiance they should say so.  Also how far back do they go for calculating the %  ie do my 3 star reviews drop off the calcualtions after x number of years??

my listing is 1839527

Thank you so much for your help!

chris

Hi Again

One other confusing thing is that if you look at my listing it shows 5 stars in all catagories?  Not complaining about this because that is great just causes questions as to super host status and what do you really have to do to get it?

Hi @Christopher98,

Yes, the superhost status is based on the Average overall rating, but how this number is computed ? That what I try to understand 😉

You have 32 Overall experience reviews : 20 x 5*, 10 x 4*, and 2 x 3*. Right ?

So I predict your Average overall rating is 4.56. Is that true ?

But it's lesser than the goal of 4.8 you need to achieve to be superhost. No ?

Olivier

Hi

And thanks again.  However my average overall is 4.8 in green and was that on Sept 30 also.  The not good rating were 3 years ago

chris

OK, @Christopher98. I thought all numbers displayed in the stats page were for the last year but it's obvioulsy not the case.

I suspect your Average Overall Rating is green just because of a rounded up, something like 4.77 instead of the true 4.8 required.

See a case similar to yours -- but still hypothetical : https://community.airbnb.com/t5/Community-Help/Superhost-status/m-p/230636/highlight/true#M24561

I have no more idea than to contact Airbnb to get an official explanation, sorry.

By the way I would be glad to know the solution of this mystery if you get it.

Congrats, anyway, you're surely super close to be superhost if not really.

Olivier

Hi Oliver,

Ok I wrote to Airbnb and they responded, you have to have the average for the last year.  Oct 2015 to oct 2016. My rating was 70% for most of the year and only went to 81% on October 15th.

They said my recent 5 star ratings brought me up to 83% for the period Jan 2016 to current time.  They said that if I keep up getting 5 stars I will get super host status in January as my average is now 83% for the year.  So you have to be above 80% for the whole quarter of the review period.

chris

so it seems you have to be above 80%.

OK @Christopher98, I see. It makes sense. Thanks.
