I am a new AirBnB host and I have beeing renting my house out since July this year. I have never had any problems with guests until what happened last night. The guest broke all the house rules, which requested no excessive noice because the house was located in a quiet neighborhood. A party involving 150 people happened overnight and cops were called. No cleaning was done and the house was trashed with damages to the furniture and the wall. Garbages were left everywhere. The $250 deposit is not enough for all the damages done. What can I do?
"What can I do?"
In the future:
no one night bookings
no last minute bookings
discourage local bookings
don't be the cheapest listing in the neighborhood
@Lu15 Sadly there are many discussion threads about the same situation you have. Let's sort it out. The booking guest has left, right? Send message to guest via the Air BNB system listing the damages and expectation to pay. Doesn't matter if the guest responds but you now have a communication thread for Air BNB to view. Go to the resolution center and file a claim. Be sure to have pictures and receipts. Then flag the booking guest for breaking the rules and write a thumbs down review. If the damages exceed the security deposit, you may make a claim under the host protection plan. Also, you can sue the booking guest directly if you want. Super hassle! So sorry you are going through this.
Linda said it all, you need to move on this as quickly as possible. Basically you are looking to get your $250 and as much as you can from the Host Guarantee assuming the Guest does not willingly reimburse you. Which seems unlikely.
ABB will then seek to recover their paymnet from the Guest.
Be aware that ABB are unlikely to pay you all you want.
We screen our guests carefully for their intentions and make sure they agree before approving as well as we have a high security deposit and cleaning fee.
It's very sad. Same thing happened here in Calgary last year. That's why I am very careful confirming my guests like if I have a weird feeling by instinct basing my convo with them I have one day or 24 hours allowance to confirm my guests and I get away with instant booking. I want to make money listing my property but I also have responsibility to protect and secure my family and my property.
So sorry to hear about your terrible experience.
Alongside all other sound advice posted here, add the following to @James's advice:
ID check upon arrival (write down their ID #!). If you can't be there yourself have somebody else do that for you.
Inform your neighbors and also tell them that in case of a party to call the police. That way there is another paper trail to submit to Airbnb.
