In any normal world, 4* would be acceptable, but in the parallel universe that Airbnb has created it pushes you one step nearer to the cliff.
- I seem to remember Airbnb allows you to block guests - can't say I have ever found how to do it
- if it became common knowledge that hosts would block guests leaving 4* or below reviews, it might make the guest consider their actions...
If all hosts did this then Airbnb would be forced to realign its rating system. I'm in!
Yes - if everyone blocked all of the 4* guests Airbnb wold have to explain their crazy abusive review system. Superhost was fine as a stand alone concept, but tieing plus, business and family to it turns it into a cliff.
I have no desire to do plus, or list any more properties on Airbnb (have a full time rental). No doubt if the property is absolutely perfect, with great view, brand new everything etc you can make it work with plus and SH. But otherwise all it takes is a few picky guests and you will go slowly crazy with worry and bowing to their whims...
The few times I have gotten a 4 for Value, I have asked the guest about it. In every case, they did not understand that Airbnb charges a Service Fee. They thought I was charging the Service Fee, and pocketing the money. Airbnb needs to better educate guests around this. We hosts are often being dinged unfairly on 'Value' because of Airbnb's service fees, which seem to be getting higher every day.
Right, and if they can get you to lower your price they can up their service fee and offer the guest the same total.
