#Brighton - what do hosts think about the weekly price changes to % rather than fixed?

Just recieved notification from Airbnb that the ability to set fixed weekly price is changing to % setting. Meaning if you reduce day rates by 20% in low season it will automatically adjust weekly price by 20%.

 

Weekly prices tend to already be reduced by approx 10 to 15% - so if your day rate is say, £80 on a weekday and £100 on Fridays and Saturdays (weekends) totalling £600, which you reduce to £520 for a week booking - then you reduce in a low season the daily/weekend prices by 10% to £72 and £90, the system will then automatically reduce your weekly price by a further 10% down to £468

 

The reduction would also impact on the cleaning fees which of course remain at same cost to the host even if they reduce room rate in low season.

 

Not sure how this is going to work in context to setting individual day rates and making price adjustments for festivals, weekends, special occasions, like Xmas

 

I don't want to adjust my already discounted weekly rate further still.

The system is a pain in the bum!

Its just not flexible enough, its not well thought through.

Hosts just end up wasting there time constantly having to change listings details  for different seasons, terms and conditions. Tt needs to be fixed up somehow. % change for weekly seems OK but i didnt realise the flow on affect to cleaning fees etc, i though these would be calculated after the week % discout . But i don't mind charging guest higher cleaning fees during peak periods. Maybe you just add 20% to your standard cleaning fees and then let airbnb reduce it by that same % in the low season?

Ididnt know there was a season option available , infact i cant even find the % change adjustment, i'm still stuck with the fixed price weekly discount.

Also i would like to offer a progressive discount option  rather than just the weekly discount. how about a 5 day stay discount. Nothing worst for me than cleaning up after each guest after only a couple nights stay, its hardly worth my effort but a lot of my guests dont want to stay a full 7 days - what to do?

I have increased my weekly cleaning fee on my double room, increased the second person occupancy and set a 5% for weekly book and %10 for monthly book and will see how it goes. FY Wildlife is 11 and 12 June SO best to put your prices up now as booking will be forthcoming once the pinbility is in full swing.xx

Hi Gloria - the only thing I find annoying is that the % applies to the total amount now which therefore includes the cleaning fee. The same cleaning fee that airbnb already take a % of via the Host 3% service fee and now cleaning fee will reduce further via the % weekly and monthly discount. It actually costs more in cleaning and laundry costs for a week or month long guest as beds and towels changed and laundered twice weekly throughout. I fed back several times to airbnb that it would make sense if the cleaning fee could be charged for a) a one nighter, b) weekend, c) per week and multiplied so a four week booking calculates 4 weekly cleaning charges.

 

A fixed cleaning fee of £50 (as mine is) means that if someone booked for one night or a weekend, they are charged the same price as a guest booking an entire week with a midweek laundry changeover. And two guests are charged the same price as four where again the cleaning costs increase with higher number of guests.

 

That element needs a re-think.

 

The % change is fine I guess as we can still set specific rates for individual dates such as Xmas and New Year etc and % discount only applies to Weekly and Monthly bookings - which presumably you can set to 0% if you don't wish to apply any discount.

i have the same issue with the cleaning fee. my cleaning fee for a duplex apartment in brooklyn is $110

no matter what the length of stay. i find that there are 1 night availabilities where guests won't pay  the fee and it remains unfilled.

i'd like to halve my cleaning fee for that one night. you would think that airbnb would allow this to make $ but it seems it hasn't
