Business Plan for Airbnb hosting?

I'm planning on finishing my basement (with separate entrance) for Airbnb rental.  I'd like to put together a business plan and possibly take out a small business loan for bathroom remodeling.  Has anyone else done a business plan for Airbnb?  I'm looking for examples, and also for help on where to find information on occupancy rates, etc. on Airbnb.   I've asked Airbnb for rental statistics, peak times, etc for my city, and they do not release that information.  Thanks for your help!

There is a site called AirDna that has helpful information about occupancy rates, etc. (http://www.airdna.co).

I'm not entirely sure what data you need, but you may be able to find something useful from other listing sites (depending on your property).

We looked at Sykes, Blue Chip and a couple of others and they provide (free of charge) a model showing occupancy and rates over a 12-month period. They do this based on the performance of similar properties in the area, I believe.

I suspect if you asked nicely, there would be a host near to you who could give you details of their occupancy. You can always look at calendars to see how busy they are (though remember, they may have blocked dates for their own use). You can also see how Airbnb's own push pricing changes property prices if you pick different weeks of the year.

Just use a standard business plan. Most banks offer templates or a quick search of Google will bring up hundreds of free template.

Don't forget to familiarise yourself with local government  and London wide restrictions about hosting in London.
