CHANGE IN AIRBNB POLICIES AND HOST PROTECTION.

POSTING this message as a request from one of your Airbnb specialists.  I already lost my faith in Airbnb as my only listing platform and I'm working on having my listings removed to a different service. Please give Lisa a raise and a promotion she, among 2 or 3 others specialists in almost 10 years using Airbnb, are the only people I would ever want to talk inside Airbnb, at least she gave me the impression she was genuinely trying to help but limited by Airbnb policies, other specialists sound like they don't care and I'm just a burden on their daily life when I'm trying to get help.

She asked me to send this message directly to airbnb and gave me two different links, one is limited to only 1000 characters are accepted and the other link says it will not be reviewed...

 

AS IT CURRENT STANDS THE POLICIES ARE JUST SUGGESTIONS OR RECOMMENDATIONS.
PLEASE read as NO SMOKING SUGGESTED, and should carry a general warning to all next guests saying that THIS HOUSE MAY HAVE BEEN SMOKED ON BY A PREVIOUS GUEST, and we did nothing to protect the owner or you.


AIRBNB POLICIES NEED TO CHANGE ! ! !

 

First and most important
The security deposit is to ensure the owner/host will get anything in case of damages or other problems in the house, especially the problems and disputes Airbnb does not cover. I already heard A LOT this past few weeks that Airbnb policies and the host "guarantee" (that is no longer guaranteed) will not cover my problem.
In the case of ANY dispute the host should be able at least to put a hold on the security deposit pending a specialist review and investigation. If a host is abusing the system do the same as you do with guests that abuse the system... remove them from the platform...

 


Current policies enforcement
The current policies imposed on the guests are not being respected by the guests and not being enforced by Airbnb.
Maximum number of guests
No Smoking
No Parties
Cleaning standards respect for the property.

We have guests exceeding the maximum occupancy, even with a clear fee per extra guest described on our listings Airbnb is declining to pay for the exceeding guests
We have guests smoking in the house, we have a penalty stipulated and we send it to all guests, despite this Airbnb is declining the extra cleaning and cover the penalties stipulated
We have guests partying in the house, bringing friends, in one case they had over 25 people inside the house, over 4 times more than the booking and the house maximum capacity, two different recent cases they had 8 guests more than the booking, the double of the number of booked guests. They are using drugs, smoking marijuana a federally and local illicit drug, leaving the house in chaos, and Airbnb was only worried about if I could provide the receipt for broken glasses and pay me $5 for the replacement.
In a different case, the most well-documented case I ever had including the arrest records of the guests and over 40 pictures. We had these guests bringing their dogs to the house, dealing drugs and prostitution from the house, with an overdose case, fight with blood splatters in the wall that ended up with police getting called and the guests arrested due to the drugs. The house was left upside down by the guests and the police looking for drugs. We are now facing police investigation because we were the facilitators to the drug dealing and prostitution, HOA investigation pending fines due to the dogs and overcrowding. The Airbnb specialist already declined to pay the extra cleaning for the mess (a 3-day job), carpet cleaning because of the dogs feces and urine, and the penalty we impose when guests smoke in the house.


PLEASE PROTECT THE HOSTS, CHANGE POLICIES TO MAKE THE ENFORCEMENT OF RULES EASIER. AS IT STANDS THERE IS ZERO ENFORCEMENT, GUESTS THAT ARE HERE TO BREAK THE RULES KNOW ABOUT IT AND OFTEN LAUGH ON OUR FACES, AIRBNB SPECIALIST SAYS THERE IS NOTHING THEY CAN DO TO HELP!
