Calculating your occupancy

Hi eveyone, I'm in the process of scaling my Airbnb business and am looking at a property in my local area that has four bedrooms.  I'm wondering how to calculate the number of days per each room that will be occupied in the average month.

If you have long experiene with Airbnb and know on the average month how many days your room(s) are occupied, I would appreciate it.  It would help me make my financial projections to share with the property owner.
