Can the listing be transferred to a new owner buying the property?

Can the listing be transferred to a new owner buying the property, who wants to become a Host?

  No, it can't. The new owner has to start from scratch with his own listing. The reviews and ratings belong to the host, not the property and those reviews you earned will stay on your profile.

Thks for your reply. May I ask where is the source of that information in the AirBnB site? Actually, by running a successful operation, a Host could be building "value". Not being able to transfer that operation, represents an opportunity loss; seems like it is not in the best interest of Hosts.

I'm not sure where it's mentioned in the policies, and don't feel like going on a search for it, but definitely true. You can search for other threads on this topic here- there's been quite a few and the policy location may be in one of those threads.

 

Here's why it is in the best interest of hosts- the reviews and ratings are something a host has earned. You could have the most stunning property in all of Texas, but if you were a inattentive host, who didn't respond to guest messages promptly or issues like the hot water heater fritzing out, or were rude to guests, or cancelled bookings at the last minute, you'd still get low ratings and bad reviews. It isn't all about the property itself- it's the way a host runs their operation that's the real value. 

 

So if you have earned good reviews and ratings by your own hard work, why should that be handed over to another host who may turn out to be a bad host? And it wouldn't be fair for guests to read great reviews of the place, only to find that the ownership has changed, the new host is awful, and he's let the place get run-down.

 

Also you might sell a place you've been Airbnbing, and 2 years down the road decide to list another place on Airbnb. Those reviews you earned for the previous place will still be visible on your profile to guests for the new place, which would give them more confidence to book with you than if it was a new listing with an inexperienced host and no reviews.

@Sarah977 is spot on. Why would Airbnb risk some sort of Basil Fawlty taking over a great listing only to trash the ratings and screw up (more so) their reputation, @Roman149?.

It's a common sense approach, surely you can see this?
