Cleaning Services

Hi,

I am a co-host and am helping my parents host an extra bedroom in their house.

URL: https://www.airbnb.com/rooms/19329138

We did not offer cleaning services yet, but were wondering how things should work. Is the host responsible for washing the towels/beddings? If yes, how often?

What do you recommend and/or do with your own guests?

Thank you in advance!

@Kalila0

Hello! I'm a new host with a similar set up - hosting an extra bedroom+bathroom in my home, and wanted to share how I'm hosting.

My guests tend to be long-term (exchange students) and I only allow one guest (room is single occupancy).

I do not offer cleaning service, and I don't charge a cleaning fee, but I do provide clean bedding & sheets (every 2~3 weeks) and towels throughout the guest's stay. I handle the laundry for sheets and towels (I put a hamper for used towels in the guest bath) and I also change the sheets myself (I tell my guest a day or two before that I'll be changing the bedsheets soon.)

Every 3~5 days when vaccuming the rest of the house, I do a quick vaccum of the guest bedroom floor (while not disturbing the guest's personal items) and under the bed and check if the waste basket needs to be emptied. The guest is responsible for keeping the (private) bathroom relatively clean, but I scrub the corners and hard to reach areas once every 2~3 weeks. The guest is responsible for their own laundry (I only allow guests staying longer than 1 week to use the washer).

Depending on the length of stay, I think there are different considerations. I'd divide between (a) less than a week (b) 1~3 weeks (c) 4 weeks or more (Airbnb considers 28 days or more a long-term booking)

I factor in the cost of providing clean towels into my per night cost. And because I tend to prefer long(er)-term guests, I have a slightly higher per night rate, and provide a fairly good monthly discount. I usually do not have a weekly discount, but if the guest room is available for a couple weeks between two long-term guests, I add a weekly discount to try and get a few short term stays in between.

I think I have a good balance between keeping an eye on the guest bedroom+bath doing basic maintenance, but not feeling like a maid. It's important to communicate what you "do vs. not do" as a host, to manage expectations. This is just one example, so in the end, it is up to you to decide what you are comfortable providing. I hope this helps 🙂 Good luck~!

Hi, @Jessica-and-Henry0

Thank you so much for telling us about your experience. It was very helpful and made total sense.

We will now analyze what makes sense to us and find a pattern to follow as well.

All the best to you!

@Kalila0Hi there. We charge our guest for cleaning services. In addition to cleaning the home, the cleaners are responsible for washing all of the dirty linens, towels and carpets. We give them a small inventory of clean items which they can use to replenish.

Hope this helps!

Deborah
