Co-Hosting with a real estate license

Hi All!

 

I have just started co-hosting AND am getting my real estate license in NJ this week.   Ive been hosting for years as a licensee, but just my own properties not in state where I hold my license (weird, right?)

 

My Q;s Are there any restrictions or considerations  I would have as a licensee that a "civilian:"  wouldn't?    If I only place the property on the Airbnb platform,  can I be a co-host and NOT  a property manager with a PM agreement through my brokerage?  If I AM able to just be a co-host with a license, do I have to put a disclosure somewhere in the listing?  Is there any number of properties that might make me reach a point of being a "real estate company?"  I've discussed this with my Broker-to-be, and he has no idea.  His inclination is to call the REBoard, and nobody wants that! 

 

I know y'all are lawyers, but your thoughts are much appreciated!
