Country property in Cambridgeshire uk and how profitable would be?

Dear fellow hosts

I have a small property in Cambridgeshire in a little village half an hour from Cambridge. I was wondering if anyone would be able to advice me if it would be worth me listing it and also how much I should charge per night . It’s a small three bedroom one bathroom country cottage, all on one floor.  Would it be worth renting the rooms individually or the whole house as a holiday rent. Not sure what would be more productive. Pls can anyone who has a place in Cambridgeshire tell me about their experience? Thanks

I'm afraid no-one here will be able to advise you on how much to charge or whether it is worth you listing your place. You will need to do your own market research on this yourself. There are so many variables that only you will know.

1. Do a search on Airbnb to see how much similar properties in Dunmow are charging

2. Speak to your local tourism office about tourism footfall figures for those staying in your area (if tourists are your target market

3. Use something like AirDNA to look at occupancy rates.

Then put together a budget with set up and ongoing costs and an estimate of income. This will help you understand whether it is likely to be worth you listing.

Thank you Helen , it was a long shot. Your advice is valuable though. The property is in Cambridgeshire not Dunmow but still I shall do what you suggest.

I'm currently renovating a property in Cambridgeshire, with the eventual aim of turning it into an Airbnb let. I already keep a VERY close eye on all the nearby Airbnb's, especially similar property types. I know their prices, busiest weeks, main selling points etc. By the time my property is ready, I'll have a very good overview of the market. I'd definitely recommend taking this approach.
