Defining minimum stay and number of guests for certain periods, not only the whole calendar

Hi,
it'd be very very useful if hosts can set certain days to be
a) bookable for a minimum stay
b) bookable for a minimum of guests

Right now its always about the whole calendar, but these features need to be available for set of certain days, so they can be changed by the hosts necessity.

Hello @Frank166. There is an option in Availability to set the minimum stay over certain periods of time. For the minimum number of guests there is none, true.

I agree that it should be possible to set more things differently for different date ranges.

 

If you mean that you'd like to be able to set a minimum nights' stay depending on which day of the week a guest checks in then that's currently possible. I see you already have different minimum nights' stay settings for different dates.

 

It's not possible at all to set a minimum number of guests. Only a maximum number setting is available and it's set as a characteristic of the listing so isn't variable by date range.

 

To set the minimum nights' stay for days of the week go to your calendar and click on "Availability settings".

Then scroll down to the "Trip length" section and click on its "Edit" button.

Click on the "Customise by day of the week" link and select the settings you want.

Then click on "Done" and on "Save".

@Steve143, thanks for the above it was really helpful.  Can you tell me how I can change my rate for one week to be one set rate for two people.  Currenly I have a rate for  one person & a rate for two people with different prices but now want to set it ....one price for the unit only for one week.

When you say "one price for the unit only for one week" do you mean that you want to be able to charge for extra people if the stay is for less than a week but have a fixed price for the listing if the stay is for a week?

Once set, an extra person charge applies to all reservations.

You could set a weekly discount percentage that brings the total cost for a week down enough to cancel the extra person charge.

Remember that Airbnb applies the weekly discount only if the reservation is for 7 nights.

To set a weekly discount go to your calendar and click on "Pricing settings".

Then click on the "Edit" button for "Length of stay prices" and set the % in the "weekly discount" box. then click on "Save".

 

If by "only for one week" you mean a specific week on the calendar rather than just any 7 night reservation, you can set custom prices for specific calendar weeks. The price you set for specific weeks will be a total for the week irrespective of whether the reservation is for 1 or 2 people .

To set  custom prices for specific calendar weeks go to your calendar and click on "Pricing settings".

Then click on the "Edit" button for "Length of stay prices" and click on the word "week" on the "You can also set a custom price for a specific week or month." line. Choose the week and set the price. Then click on "Done".

You can set a different minimum number of nights for different periods of time.

 

As for setting a different maximum number of guests for different periods of time, it is not possible so far.

Anyway I think it is a good idea to have this feature!

 

You could suggesti it in Host Voice sector.

 

@Frank166 - Why would you need to set a minimum number of guests?  Are you just wanting to maximize the extra person fees?  If that's the case, raise the prices to what you want to earn regardless of how many people are in attendance.  Or raise the prices higher during events and special weekends to increase your profit.  Not sure why else you'd want to set a minimum.
