Dishonest and disrespectful guest

Dear hosts,
I’d like to ask your opinion.
I had a bad experience few days ago with guest which is dishonest and disrespectful. She instant booked my property for one night. I have 3 listing on same location beach front and she booked all 3 of it. Maximum occupancy for all 3 listing is 10-12 person, she booked only for 8 person, she said she has an uncle who has a villa nearby so her group of families also stay in that villa.
I was a little bit suspicious with the total guest, so two days before she check in i sent her email to remind her about check in time also i inform her that my property is only for max 10-12 people and if she need anything she can just call me. she replied and confirmed that only 8 person who will stay.
it turns out more than 15 people slept in my villas, these people come and go, back and forth from the beach side, from my villa to my neighbor villa (a small villa, studio type).
And what made me shocked, they left the house so dirty with all sand and water all over the floor, and so messy because they move the furnitures didn’t bother to move them back.
I am new to this hosting, usually i am a guest and i used to clean up the house i rent before i check out because i always want to leave the house same condition as when i am check in, this is to show i respect my host and thankful for they allowed me to rent their house.
So these people behavior really made me sad.
This is not about money but more about dishonest and disrespectful people. Maybe they think they already pay and they can do anything to the property they rent.
Now what should i do, should i wrote a review for this guest? but considering their bad manner they can also wrote a dishonest review about my listing.
Can i report this to airbnb?

@Winda0 Yes, absolutely write an honest, factual review. They can leave you a review regardless of what your review says.

Dear Cynthia and Chris, Thank you for your suggestion.

@Winda0

You should write an honest review and give a thumbs down so that they cannot Instant Book elsewhere.

Reviews are "blind", they cannot see your review until they post theirs, or after 14 days if they do not leave a review.

They took advantage of you - make sure you have very firm house rules on who can stay and who can visit.

Yes please write an honest review in solidarity with other hosts who need to be informed about terrible guests.  I just want to add to the discussion that I wonder if hosts in some cities have more problems with bad guests due to the type of people their city attracts as tourists.  I am in Vienna Austria and have had IB on since starting hosting 18 months ago and have not had a single bad experience.  The worst is people have left dirty dishes, or a slightly messy apt, used 20€ of firewood, or broke a dish and didn't mention it (others have broken things and left money for the items without my asking).  But then this is a city people come to see concerts and go to museums, (and I get plenty of young people). Hosts in backpacking and party/beach  destinations perhaps need to be more vigilant about checking the reviews etc of guests inquiring, and might find IB too risky.  I haven't left any guests a bad review (if they weren't stellar I just don't give them a review) but I most certainly would if I had had your experience.

@Sheila146 I tried to turm off IB but i found out Airbnb will give me penalty if I don't reply guest inquiry in 24 hours. Meanwhile I travel a lot, so this option is not good for me.

@Winda0  do you have the airbnb app for your phone with push notifications?  you need a smartphone for this.  I couldn't maintain my 1-hour response rate without this app and push setting.  You can also set it to push into your regular text message app.

@Winda0 even if you have IB turned on guests can still send you requests (questions) that must be answered within 24 hours. IB or not you really need to have a method of being notified of ABB communication everyday

@Winda0, I am sorry you had a bad experience with these people.

And the best favor you can do for your fellow AirBnB hosts is to write a simple, truthful review about these guests.

Simply describe what they did factually and completely. (Like a newspaper report.)

You should skip how their behavior made you feel.

Also, do not include any guesses or speculation about their state of mind, intentions, or whether they were raised like farm animals.

@Matthew285 Yes I will write them a review as per your suggestion. Thank you so much, I appreciate your help.

I would also raise a request for money through the resolution centre for the additional guests (assuming in your listing you say you charge for them).

@Helen3  I don't think they will pay.

I will just write an honest review about this guest

Thank you Helen.

Hi @Winda0

If the guest refuses to pay Airbnb will arbitrate and if you have proof ie video camera etc you are likely to be paid through their Airbnb guarantee or your deposit.

Hello Winda,

I took a chance on a young lady who was a first time AIRBNB user. It was a group of four people (two couples, actually) staying in my apartment. Man, they treated the place like a frat house. I was mortified - dishes piled up sky high and garbages everywhere. Even a bleeding stain on the mattress from having a period! I wrote a honest review and scored her LOW on every mark. AFTER she submitted her review on my place (she wrote down how terrific my place was and give me five stars on everything), I sent her a personal text message explaining to her that she was renting a HOME, not a room at Motel 6 where she and her friends can trash the place and that it was my hope she will treat other AIRBNB homes with utmost respect.
