Full guest refund amount different from my host payout amount

Why is the full refund amount requested by guest different from my proposed payout amount?

We have a mutually agreed cancellation due to extenuating circumstances (weather crisis), and guest has cancelled. It says that when I approve the amount requested by guest ($1824), it will be deducted from my notified payout ($1813),  but the refund amount is $11 more than the payout amount, so presumably would put my hosting account into debit.

Do not refund anything through the resolution center as this will come out of your own pocket and miscalculations are likely to happen.  Under normal circumstances, guests who cancel will be refunded according to your cancellation policy, less airbnb guest fees. Fees are very rarely refunded when there is a cancellation last minute.

As this sounds like an emergency, you should contact airbnb for assistance and have them cancel under the extenuating circumstances clause - guests will be refunded in full.
