Guest that wants to break rules

I keep getting requests not in compliance or appropriate for my listing. 

 

Examples:

 

I almost approved a guest that wanted to book for a party of 4, stated she's coming with air mattresses and stuff, claimed I won't even know they're there. Expcept for one problem: my listing is only for one guest.  If not for my intuition that led me to communicate with her before approving her request, I would have been totally ambushed.

 

Another example

 

Another guest wanted me to give him/her my exact address before booking. Claims he/she has a reason for asking without disclosing it to me. 

 

I've got to say these are uncomfortable scenarios to say the least. I have also noticed these guests tend to not have a profile on airbnb, no reviews. While I understand that everyone starts using this platform at some point, I just don't understand why I seem to keep getting requests from these types of guests.  Is it because I'm fairly new myself, or is it because I have not turned on Instant book? Does anyone here have a similar experience?

Instant Booking will compound the problem, no they are not sending you odd balls because you are not on IB. The program is not that 'smart' (aka cunning). It is probably due to the $30-a-night market you are in. Think $49-a-night price may work?

Your place looks pretty and modern and comfortable - but I am a bit confused you say 1 bedroom and 1 guest. But yet you say 'weekenders' - you need to change it to max 2 guests. Personally ' weekenders on a budget' is an invitation for hassle. Play around with your pricing - so take one month - higher season and push up your price by a few $ per night, Make sure you have a charge for your 2nd guest and a cleaning fee (even if nominal). Good luck - I'd stay there...
